So what is a home inspection?
A home inspection is a non-invasive, visual examination of the accessible areas of a residential property, performed for a fee, which is designed to identify defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector. The scope of work may be modified by the Client and Inspector prior to the inspection process.
You can expect your home inspection to take 2-4 hours. (This may vary based on square footage and additional services requested)
Following the home inspection, I will be sending you a report detailing what I observed at the time of the inspection.
We understand that in most cases the Home Inspection is time sensitive, so our report will be available the same day.
The report can be very extensive, but we have made it easy to quickly view the defects (concerns) observed in the report. If there is any confusion, or you would simply like to talk through my findings, i'm always available to help.
Please note that a home inspection is NOT a pass or fail. When purchasing any home, old or new, there is potential for underlying issues. My inspection is intended to educate and inform you of the issues observed at the time of the inspection. Once given the report it's up to you to decide what to do with this information. The Home Inspection Report is an important negotiation tool in the home buying process. Your trusted real estate professional can educate and advise you on the steps that follow!
